Initial Consultation

FREE initial meeting with the prospective client to gain a preliminary brief and provide general advice with regards to cost, design and relevant Planning and Building Regulation requirements and all other permissions, consents and approvals that may be required.

Quotation

Provide the prospective client with a cost for each stage of our professional service together with Local Authority fees including a guide to the other professionals who may be required.

Survey Stage

Carry out a measured survey of proposed site, including existing building and any relevant site/ features. Prepare survey drawing.

Design Stage

Take clients instructions and prepare initial scheme drawing including plans and elevations.

Carry out consultations with Local Authority and others.

Present initial scheme to the client and finalise drawings.

Advise client if a Planning application is required or if it is Permitted Development http://www.planningportal.gov.uk/permission/

Prepare the Planning application forms, documents and submit a Planning application to the Local Authority.

Most applications are submitted digitally via the planning portal www.planningportal.gov.uk/

Detailed Stage

Prepare a Building Regulation drawing which will include proposed plans, sections, elevations with construction details and notation sufficient to meet the Approved Document/ Building Regulation requirements.

Liaise with Structural Engineers and/or other professionals who may be required in order to prepare the Building Regulation drawings.

Prepare the Building Regulation application forms and submit a Building Regulation application to the Local Authority.

Tender Stage

Meet with the client to discuss materials, suppliers/ manufacturers they would like to use and the level of finish required etc.

Prepare National Building Specification (NBS) for the construction works with all details and information required by a Contractor.

Prepare the tender pack and distribute this to selected contractors to obtain contractors priced tender estimates.

Analyse tender returns and provide the client with a tender report by way of tender comparison.

Contract Administration, Construction Stage

Prepare a standard form of contract and administer the terms of the contract by valuation and certification of stage payments, issuing contract instructions and providing approval of the standard of workmanship.

Carry out periodic site inspections of the works to monitor the progress and standard of workmanship for compliance with regulations and the client’s requirements. Inspect the works when the project is deemed to be complete and issue practical completion certificate.

Post Construction Stage

Inspect the works at the end of the Rectification Period (normally 6 months) and instruct the contractor to correct any defects.

Issue the Final Completion Certificate and payment.
